​We love your furry companions and welcome up to two per apartment home. There is a pet deposit of $300 per animal as well as a monthly pet fee of $35 per month per pet. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.

When is rent due each month at Modera River North in CO?

​Rent is due on the 1st of each month. Rent is considered late on the 2nd of the month however there is a grace period until late fees are applied to the account. A 5% late fee is applied to any account with an outstanding balance on the 9th of each month.

How do I pay rent?

To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).

With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.
